Planning Board Report for Meeting January 5, 2006

The Town of Riverhead Planning Board, meeting on the evening of January 5, 2006, appeared to give the green light for the Mastronardi subdivision, the 49 acre parcel to the immediate east of The Preserve. Young and Young gave their presentation on behalf of Vincenzo Mastronardi. Mr. Young advised the Board that the original subdivision plans had been adjusted in accordance with requests from the public and comments from the Board and new plans have been submitted.

The following items have been changed to conform to previous requests:

1. The tap street or cut-through of the cul-de-sac has been eliminated from the Preserve into the new subdivision.

2. The new plan calls for a 40 foot vegetation buffer behind the homes which abut The Preserve.

3. The redrawn plans call for improved recognition of the natural topography and sloping land.

4. The new plans also require improved natural drainage in the area of The Barn property on Youngs Avenue

This may only be a preliminary approval and subject to satisfying ongoing engineering oversight.
